I have 5 years left on a 10 year retail lease, how early can I renogotiate my renewal?

I am thinking about building a commercial building, and would need more than a year or more to prepare to make that kind of move. If I can get more favorable terms on my lease, I would possibly consider staying. Im just not sure how early I can negotiate the renewal?
